Title: Indoor Contractor Storage Facility at 1921 Charles Street Resolved, that the request for a conditional use to allow for an indoor contractor storage facility at 1921 Charles Street is approved, subject to the following conditions: a. That the plans submitted to the Plan Commission on March 11, 2015 be approved, subject to the conditions contained herein. b. That all applicable codes and ordinances shall be complied with and permits acquired. c. That there shall be no outdoor storage of building materials, vehicles, trailers, or any other materials at any time. d. That the access area from the curb cut to the concrete pad in the rear of the building shall be paved or asphalted to accommodate vehicular traffic prior to issuance of an occupancy permit. No parking is allowed in the rear of the building. e. That in the event the exterior improvements cannot be completed prior to request for occupancy, a financial surety shall be provided to the City in an amount equal to the cost of ...

Resolved, that the request for a conditional use to allow for an indoor contractor storage facility at 1921 Charles Street is approved, subject to the following conditions:
 
a. That the plans submitted to the Plan Commission on March 11, 2015 be approved, subject to the conditions contained herein.
 
b. That all applicable codes and ordinances shall be complied with and permits acquired.
 
c. That there shall be no outdoor storage of building materials, vehicles, trailers, or any other materials at any time.
 
d. That the access area from the curb cut to the concrete pad in the rear of the building shall be paved or asphalted to accommodate vehicular traffic prior to issuance of an occupancy permit. No parking is allowed in the rear of the building.
 
e. That in the event the exterior improvements cannot be completed prior to request for occupancy, a financial surety shall be provided to the City in an amount equal to the cost of any outstanding work. The format of surety documents shall be subject to review and approval by the City Attorney's office.
 
f. That all trash and recyclables shall be stored indoors until such time that they can be transported to the main business facility at 2729 Carlisle Avenue.
 
g. That the outdoor wall light proposed on the rear of the building shall be shielded downward to prevent light spillage onto adjoining properties. Details on the light fixture and screen shall be provided to the Department of City Development for approval prior to installation.
 
h. That hours of operation shall be from 7:00 a.m. - 6:00 p.m., Monday through Friday. Occasional weekend traffic is permitted, however shall be limited in nature and not cause disturbance to the surrounding residential neighborhood.
 
i. That no storage within the building shall be situated so as to be visible from Charles Street.
 
j. That no minor changes be made to this conditional use without the approval of the Plan Commission, and no major changes be made to this conditional use without the approval of the Common Council.
 
k. That this conditional use permit is subject to review by the Plan Commission for compliance with listed conditions.
