Title: Certified Survey Map for Financial District Properties Resolved, that a Certified Survey Map (CSM) for Financial District Properties for the consolidation of properties located at 308 Fourth Street and 470, 702, 712, 800, 820, 900, and 1010 Water Street are approved, subject to the following conditions: a. That the plans presented to the Plan Commission on May 27, 2015 be approved subject to the conditions contained herein. b. That the Certified Survey Map (CSM) comply with all applicable Wisconsin State Statutory requirements (Ch. 236.34) and Racine Municipal Code requirements (Ch. 86) in its preparation. c. That all technical discrepancies as identified by City staff be addressed. d. That the sewer main easement granted to the City of Racine via document 1826874 as recorded at the Racine County Register of Deeds on April 11, 2002 be illustrated. e. Resolved, that a Certified Survey Map (CSM) for Financial District Properties for the consolidation of properties located at 308 Fourth Street and 470, 702, 712, 800, 820, 900, and 1010 Water Street are approved, subject to the following conditions:

a. That the plans presented to the Plan Commission on May 27, 2015 be approved subject to the conditions contained herein.

b. That the Certified Survey Map (CSM) comply with all applicable Wisconsin State Statutory requirements (Ch. 236.34) and Racine Municipal Code requirements (Ch. 86) in its preparation.

c. That all technical discrepancies as identified by City staff be addressed.

d. That the sewer main easement granted to the City of Racine via document 1826874 as recorded at the Racine County Register of Deeds on April 11, 2002 be illustrated.

e. That notes and /or illustrations be added to the CSM indicating “No Access” as follows.
1. From a point at Southwest corner of LOT 1 and extending for a distance of 100 feet north along the Marquette Street right-of-way/property line.
2. From a point at the Northwest corner of LOT 1 and extending for a distance of 100 feet south along the Marquette Street right-of-way/property line.
3. Along the full length of the south line of LOT 1.
4. For a distance of 50 feet east and west from the point of intersection of the east and west lines of the “45’ Public Access Easement” and the south line of LOT 2.

f. That notes be placed on the CSM as follows:
1. Defining the types of public uses, installations or activities the “45’ Public Access Easement” is being granted for.
2. Indicating that all LOTs of the CSM enjoy access to and from each other for purposes of vehicular and pedestrian ingress, egress and parking, in compliance with approved development plans.
